🏠 Transient Occupancy, Not TenancyI certify that the residential address provided in Section A is my true, permanent residence, and that I do not consider POCONOJO'S my residence, domicile, or mailing address for any purpose. This registration and my reservation create a limited license to occupy the property for the confirmed dates only — not a lease, tenancy, or landlord-tenant relationship of any kind. I agree to vacate by the confirmed checkout time, and understand that failure to do so, or violation of these house rules, may result in immediate removal from the property — including with the assistance of local law enforcement — as an overstaying transient guest, not as a tenant.

🤝 Responsibility for Your PartyAs the reservation holder, you're vouching for your whole crew. I agree to take responsibility for every guest listed on this registration, along with anyone else I invite onto the property during our stay, and to make sure they're all in the loop on these house rules before they arrive.

Community & Safety

👥 Registered Guests OnlyOnly guests listed on this registration are permitted on the property. No unregistered visitors — even day guests must be listed. Maximum 8 adults, 12 guests total.

🚗 ParkingMaximum 6 vehicles on-site. Stay on the gravel. No parking under the deck, in the garage, or on the street. Community speed limit: 15 mph.

🚫 No Smoking or VapingNo smoking or vaping anywhere on the property — inside or outside.

🐾 No PetsNo pets allowed on the property.

🎆 No FireworksNo fireworks or sparklers on the property. This is heavily enforced and fined in the community.

🔇 Quiet Hours9pm–8am Sunday through Thursday. Midnight–8am Friday & Saturday. Please adhere to quiet hours and turn off unnecessary outdoor lights at night.

🐻 Bears & WildlifeNever leave food or trash outside — especially on the deck or in the fire pit. Dispose of all garbage and recycling in the garage bins. Feeding wildlife is dangerous and illegal.

Property Care

👟 Ski Boots & Hiking ShoesPlease do not wear ski boots or hiking shoes in the house.

🔥 Fire Pit & GrillEnsure fire is fully out when finished and place the lid over the pit. Turn off the propane tank and cover the grill after it cools. If you use a full tank, kindly exchange it.

🛋️ Fireplace & FurnitureThe fireplace may run for a maximum of two (2) continuous hours with a 30-minute cooldown between uses. Turn it off overnight or when leaving. Do not permanently move furniture between floors or rooms.

🚽 Septic SystemOnly flush septic-safe toilet paper. Do not put anything down the kitchen sink drain except non-solidifying liquids. A glass jar and funnel for oils/grease are under the sink.

⚠️ Damages & ComplianceAs the reservation holder, I'm responsible for any damage, excessive cleaning, missing items, fines, or rule violations caused by me, anyone in my party, or anyone I invite onto the property during our stay. Non-compliance with house rules may result in additional fees, immediate termination of my occupancy license, and removal from the property — including with the assistance of local law enforcement if necessary — without reimbursement.

🔍 Arrival InspectionPlease look the place over when you arrive, and let us know within 24 hours of check-in if you notice any existing damage, missing items, or maintenance concerns. Anything reported after that window will be treated as having happened during your stay.

Amenities & Waivers

🏅 Community Amenity Badges(Memorial Day Weekend – Labor Day Weekend only.) Ten badges and two parking passes are provided. Fees apply for missing or damaged items: $100/badge or pass, $50/AirTag.

Hot Tub Liability Waiver
By checking the box below, you acknowledge that hot tub use carries inherent risks and you agree to release POCONOJO'S from liability for any injury or illness arising from use of the hot tub. Please use caution on the steps and deck surrounding the hot tub — these surfaces can become wet and slippery. A signed waiver must be on file before use.

♨️ Hot Tub Rules & WaiverI understand and accept the hot tub liability waiver above, including the caution regarding wet and slippery surfaces around the hot tub. Limit soaks to 20 minutes. Stay hydrated. No use if pregnant, unwell, or under the influence. Children under 5 may not use the hot tub. Ages 5–14 require direct adult supervision. No soaps, bubbles, oils, glass, food, or electronics. No diving, jumping, or rough play. Quiet hours apply. Fine starts at $500 for prohibited items in the water.

Good to Know

🌩️ Beyond Our ControlEvery reasonable effort is made to keep POCONOJO'S running smoothly, but things like internet or utility outages, storms, wildlife, or road closures are sometimes outside our control. We'll do our best to resolve these quickly, but we're not able to offer refunds or credits for circumstances beyond our control.

Your Privacy
We collect this information to meet local permit requirements, coordinate your stay, and keep our guests and property safe. We never sell your information. Occasionally, with your permission, we'll use it to let you know about future availability or special offers — never anything else.
